Leasing-  Advertise and show a property or unit, collect applications, screen applicants and submit for
background check.  Execute the lease and collect security deposits.

Collect All Fees and Rent-  Collect monthly rent from tenants, collect association fees from unit owners,
and take action on delinquent accounts.

Servicing all Inquires and Complaints-  Quick response and action to all inquires and complaints
with detailed records of all communication.

Maintenance and Repairs-  Coordinate all interior and exterior maintenance repairs, plan and help
execute all improvements to the property, coordinate lawn care, snow removal, and trash removal
and coordinate maintenance of all common areas.

Accounts Payable-  Take bids for repair work, execute agreements and contracts, insure work orders
and paying invoices.

Accounting and Banking-  Maintain checking account for property, track all debit and credit entries.

Budgeting-  create working budget for property with owner/ association. 

Reporting and Record Retention-  Monthly ledger entries with detail, along with income statements
and annual reporting for tax reporting.
